- The Technology Centre of New Jersey, a 50-acre
complex that provides growing high-technology businesses with top-quality,
customized laboratory, production and office space at competitive prices,
has made 86,000 square feet of additional prime space available for immediate
lease.
The space, which is particularly suitable for biotechnology, pharmaceutical
and microelectronics companies, includes a new two-story, 60,000-square-foot
core and shell facility that can be subdivided into 15,000-square-foot
units and an existing single-story, 26,000-square-foot lab structure.
An open house for real estate brokers to tour this latest development
phase will be held Wednesday, April 9, from 4 to 6 p.m. For more information

"The Technology Centre is an excellent example of how the public and
private sectors can work together to help New Jersey attract and retain
high-tech businesses, and we expect this available space to be leased
quickly," says Caren S. Franzini, executive director of the New Jersey
Economic Development Authority (EDA), which began development of the
former Johnson & Johnson site in 1995. "More than $100 million is being
invested in facilities and improvements at the Tech Centre. This development
has been spurred by funding from the Legislature and the
Commission on Science and Technology as well as substantial investments
by the AFL-CIO Building Investment Trust and the tenant companies themselves."
Nearly 330,000 square feet of space has been completed at the Technology
Centre and there is room to accommodate up to 500,000 square feet of
development. Technology Centre tenants include: Cambrex, a life sciences
company; Celgro, the agrochemical subsidiary of Celgene; Chubb Computer
Services, a training and consulting business; Merial Limited, which
produces animal pharmaceuticals and vaccines; and Rutgers University,
which uses the facility for agricultural research.
Seven additional tenants, all life sciences companies, occupy space
in the 20,000-square-foot Commercialization Center for Innovative Technologies,
which opened last year to serve small high-tech firms and incubator
facility graduates and is now more than 90-percent leased. The Commercialization
Center is an important component of Gov. James E. McGreevey's strategy
to support and promote scientific discovery and the growth of technology-related
jobs in New Jersey. It is designed to keep New Jersey at the forefront
of scientific knowledge while meeting the needs of emerging research
and development companies for affordable lab, production and office
space to advance their technologies.
The EDA offers special financial benefits to tenants, including construction
improvement allowances, which fund enhancements up to $100 per square
foot to make Technology Centre space more customized and affordable.
Tenants can also obtain capital to grow through several EDA financing
programs designed specifically for high-tech companies, as well as other
EDA bond financing, loan, guarantee and incentive programs.
Tenants have access to lab and sanitary sewer facilities, domestic water,
4,000 amp electric service, natural gas utilities, fiber optic and acid
neutralizer systems and a passenger/freight elevator. They also have
the capability of accessing Rutgers University facilities and equipment
on a fee-for-use basis.
CUH2A of Princeton is responsible for master planning the site and designing
the various tech buildings. Torcon of Westfield serves as general contractor.
